Win Advisors announces the appointment of real estate specialist Sevda Cadir, thus expanding its expertise in hotel evaluation
Win Advisors, regional hotel management and consultancy hub, announces a new important strategic step in the company’s future: the appointment of real estate specialist Sevda Cadir as Head of Feability and Valuations.
The business decision aims to strengthen the company’s position on the market and to be able to better support investors in creating real estate and hotel projects in Romania, Bulgaria and Moldova, but also extended in the CEE/EEA region, markets on which the company wants to expand, starting next year.
Sevda has an extremely rich knowledge of the hotel sector in various cities in the CEE/EEA region, from Poland to Bulgaria and from the Adriatic to Ukraine. Thanks to her experience, she is able to easily adapt and navigate the cultural complexities of these markets.
Over the past five years, Sevda Cadir has worked on over 600 projects involving RICS compliant valuations for existing and development assets, from individual hotels to complex portfolios across the region. Her expertise includes advising clients on the financial viability of projects, carrying out feasibility studies and support in operator selection processes.
In her multiple roles she has developed detailed analyzes of investment returns, space allocation operational concepts, financial metrics and construction costs, providing her clients with accurate and detailed information for investment decisions.

The company was founded by Alina Vlădulescu, former General Manager of Mercure Bucharest City Center and Ibis Styles Bucharest City Center, and by Cătălina Toma (Roșu), former Accor Development Director for Romania, Bulgaria and Moldova.
The two entrepreneurs previously worked with Sevda Cadir and later followed her professional development with interest, thus choosing the right time to bring her into the team.

With his expertise in feasibility & valuation, Sevda will coordinate projects related to the field, but will also be responsible for the development of the new Capital Markets department. Moreover, given both her professional experience and her very solid training, she will also pilot the area of Revenue Management operationally. Win Advisors – fast growth and a solid team
Since launching in May 2024, Win Advisors has grown rapidly, offering integrated hotel management and consulting services in Romania, Bulgaria and Moldova. Win Advisors addresses regional investors but also investment funds and family offices, which are looking for solutions both for the transformation and optimization of hotel or real estate assets (including the conversion of office buildings into hotels) as well as for green field type investments, daring projects that stand out both for the uniqueness of the location and the structure of the concept.

The hotel industry in the EEA and Romania is in a period of transformation, with a major interest in the conversion of buildings into hotels. “There are major opportunities for local investors who want to expand their portfolio in the hotel sector, and we are ready to offer the necessary expertise both in terms of development and operation,” explains Alina Vlădulescu, co-founder of Win Advisors.
“More and more developers are choosing to share the risk with a hospitality tenant to convert certain spaces. In Bucharest, we are working on three projects and we are confident that we will be able to complete at least two of them in the coming months. Conversion costs per square meter vary between €650 and €850/m², depending on the segment, which translates into a payback of investment on a hybrid lease in a maximum of 3-4 years, given a contract of long-term lease of 20 years”, adds Cătălina Toma (Rosu).
Win Advisors also supports hotel developers and owners to implement sustainability strategies and integrate ESG (Environmental, Social, and Governance) standards, an increasingly important aspect for investors.
